Larger Householder Applications

Following on from the rules of permitted development and the limitations of how far you can extend there is also an option whereby you can potentially double your allowance of how far out you can project at the rear, this falls under a larger householder application or prior notification application.  


This means that for a semi-detached property you can extend at the rear without the need for planning permission from 3m to 6m and for a detached property 4m to 8m. This is a 42-day application process and requires your neighbour to be happy with your plans otherwise any valid complaints within the 42-day period will jeopardise your plans. 


All other rules of permitted development will still apply. 


We offer a free initial consultation and provide a fixed quote depending on your needs. Once you are happy with the quote and have accepted our terms then from there the next steps would usually be as follows.

  • Carry out a site survey at your convenience
  • Produce existing plans (turnaround 1-2 weeks)
  • Produce proposed plans based on your ideas and to your satisfaction (turnaround 1-2 weeks)
  • Produce building regulations plan or working drawing 
  • Submit plans to the local authority
  • Monitor its progress via their planning page and should the planners require any amendments as things progress then this is all covered under your fixed fee.
